As a tenant, you want to get along well with your landlord, but sometimes issues arise that cause stress and threaten your ongoing tenancy. If you are worried about losing your home, and you are ready to make some changes to keep your tenancy, we can help.

Who is Sustaining Tenancies for?
Sustaining Tenancies is a FREE support service for anyone living in West Auckland or Canterbury who are renting a private property or in social housing and are at risk of being evicted.
Property Managers, landlords and social service agencies can also refer people to this service with the consent of the person involved.
Reasons you may be at risk of losing your tenancy include:
- Falling behind on rent payments.
- Too many people living in your rental.
- Disruptive and antisocial behaviour.
- Property damage.
- Untidy property or hoarding.

Falling behind on rent payments…
Faced with an unexpected car repair bill, Janice* found herself struggling to keep up with her rent payments. Her Visionwest Support Navigator introduced her to a financial mentor who helped her create a catch-up plan.
When she showed the plan to her landlord, the landlord was happy, the pressure was off and the tenancy saved.
Overcrowded rental…
Sunil’s* landlord was upset that he had too many people staying in his rental property.
Sunil’s Support Navigator met with Sunil and his landlord to discuss the overcrowding issue and found a solution which both parties agreed with.
Complaints of disruptive and antisocial behaviour…
Penny’s* family members would turn up uninvited and be involved in disruptive behaviour and neighbours made complaints.
Participating in Sustaining Tenancies meant Penny had someone who could work through some solutions and negotiate with the landlord on her behalf.
Property damage or issues with rubbish…
Over a few years, Kyle’s* rented property had become untidy and there were signs of property damage. The landlord sent him a letter threatening eviction.
His Support Navigator met with the landlord to negotiate a solution and gave practical support to help rectify the issues and save the tenancy.

How Sustaining Tenancies works…
A Visionwest Support Navigator will meet with you to listen to your side of the story and talk about your concerns. Together we will work out what you need to keep your tenancy and develop a Tenancy Plan.
The support provided will depend on individual needs, but could include:
- Budgeting advice to help with rent arrears and other money issues.
- Support to rectify any eviction issues.
- Life skills coaching.
- Meeting with your landlord to work through issues related to your tenancy.
Your Tenancy Plan will include the practical steps and the focused support services required to resolve your tenancy issues.
If necessary, your Support Navigator will meet with your landlord or property manager to discuss your Tenancy Plan and how they can support you in achieving it.
Your Visionwest Support Navigator will meet with you regularly to keep you on track to achieving your plan. Then, once you are no longer at risk of losing your tenancy, they will work with you on a new plan that will enable you to graduate from Sustaining Tenancies.
